Tenant Placement & Leasing

I price the unit to the current market, market it everywhere it needs to be, screen applicants thoroughly, and hand you a signed, California-compliant lease with a qualified tenant in place. A 90-day commitment to get it leased.

Ongoing Property Management

Once the unit is leased, I become the day-to-day point of contact — rent collection records, maintenance coordination, notices, renewals, and compliance — so you can be hands-off without losing oversight.

  • Rental market analysis and a recommended pricing strategy
  • Professional marketing across the MLS, rental platforms, social media, my CRM/contact list, and signage where appropriate
  • Responding to inquiries and scheduling showings
Screening & lease
  • Pre-screening of prospective tenants
  • California-compliant rental applications, processed for you
  • Lawful screening: credit, background, income verification, and rental-history checks
  • Fair Housing and California regulatory compliance throughout
  • A California-compliant lease prepared and presented
  • Required disclosures (lead-based paint, bed bugs, and others as applicable)
  • Lease signing coordinated, with the executed lease and applicant file delivered to you
Service 02 — Property Management

A single point of contact, once you're leased.

Acting as an independent contractor on your behalf — you keep final say on major repairs and legal matters.

Tenant management
  • Primary point of contact for your tenants
  • Handling questions, concerns, and complaints
  • Coordinating communication between you and tenants as needed
Maintenance coordination
  • First point of contact for all maintenance requests
  • Coordinating vendors and repairs with your approval (except emergencies)
  • Notifying you of major repair issues and overseeing work to completion
Recordkeeping & compliance
  • Tenant ledgers, rent payment logs, and late-payment tracking
  • Per-unit records of maintenance and property expenses
  • Serving 3-day and other required notices
  • Preparing lease renewals and rent increases, per California law
